summary/ Gladstone Village Phase 1 is a fast-tracked 330-unit Affordable Housing project for Ottawa Community Housing (OCH), influenced by the WELL Standard and with Passive House certification ambitions. As the first phase of the new transit oriented community and secondary plan being organized for the Corso-Italia station area, the design of Gladstone Village Ph.1 carefully considered the project’s integration into an extended bike path and green spaces, and a focus on healthy and active lifestyles. To meet its Passive House targets, the project’s design process aimed for an environmentally and contextually focused massing in its site analysis and examined green energy solutions. It’s conceptual and schematic planning was strategized with the the client group and consultant team to meet regulatory requirements efficienciently and achieve successful Urban Design Review, SPA and Public Presentation as the first phases of new development. The building’s range of private residential suites were detailed to suit the needs of OCH’s tenants’ who range in age (from very young to elderly), in accessibility needs (large percent of units to be accessible per CMHC funding), in culture, race and family compositions was also done strategically to achieve efficiencies by using modular units for washrooms and kitchens. The public spaces are designed to be larger than typical to support the creation of an interconnected community.
